UK Conveyancing Solicitors Prompted to Be Attentive

In the opinion of Mr. Ockenden, the Federation of Property Information Providers’ chief executive, believes that UK conveyancing might face negligence actions in case they fail to advise their customers to order a property survey.
He claimed that the handbook prepared by the Council of Mortgage Lenders (CML) clearly states that advisors – in this case, conveyancing solicitors – should explain the limitations of the valuation report to the customer and advise to obtain a more detailed report, such as a property survey.
A failure to do so might result in potential liability because a large number of house buyers in the UK wrongly take the mortgage valuation survey for the property report.
Although statistical data suggests that a mere 18% of property buyers do obtain property reports, Mr. Ockenden said he had no evidence that it was conveyancing solicitors’ fault.
