Agricultural land

Not far from where I live, I saw a sign Land for Sale. Beautiful piece of land, close to the main road, but I was told that it is impossible to get planning permission as it is green belt and also this land has agricultural ties. Tempting, but not sure whether it worth considering at all. Any ideas?
